This property, located at <a href=\"https:\/\/www.google.com\/maps?output=search&amp;q=422+N.+Avenida+De+La+Estrella&amp;entry=mc&amp;sa=X&amp;ved=2ahUKEwiW06qKmpP_AhXZMzQIHUe6CYMQ0pQJegQIDBAB\" data-type=\"URL\" data-id=\"https:\/\/www.google.com\/maps?output=search&amp;q=422+N.+Avenida+De+La+Estrella&amp;entry=mc&amp;sa=X&amp;ved=2ahUKEwiW06qKmpP_AhXZMzQIHUe6CYMQ0pQJegQIDBAB\" target=\"_blank\" rel=\"noreferrer noopener\">422 N. Avenida De La Estrella<\/a>, was no exception. Thankfully, the residents of San Clemente are no longer subject to this kind of danger and can look forward to future use of the property that contributes positively to the community.<\/p>\n\n\n\n<div style=\"height:25px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<div class=\"wp-block-advgb-image advgb-image-block full-width advgb-lightbox advgb-img-be6bc532-98e7-44d3-8663-69fe546d467a\" style=\"background-image:url(https:\/\/civicalaw.com\/wp-content\/uploads\/2023\/04\/422-avenida-de-la-estrella-after.png);background-position:50% 50%;height:500px;width:500px;justify-content:center;align-items:center\" data-image=\"https:\/\/civicalaw.com\/wp-content\/uploads\/2023\/04\/422-avenida-de-la-estrella-after.png\"><a class=\"advgb-image-overlay\" style=\"background-color:#000\" target=\"_blank\" rel=\"noopener noreferrer\"><\/a><h4 class=\"advgb-image-title\" style=\"color:#fff\">422 Avenida De La Estrella &#8211; Before<\/h4><\/div>\n\n\n\n<div style=\"height:25px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h2 class=\"wp-block-heading\">No Action by The Owner<\/h2>\n\n\n\n<p>For several years, the city issued notices requesting compliance and even thousands of dollars in administrative fines for various issues, such as the lack of property maintenance, the deterioration of the building, abandoned gas pumps and buildings, and broken security lighting.&nbsp;<\/p>\n\n\n\n<p>Unfortunately, the property owner didn\u2019t comply or pay the City\u2019s fines.<\/p>\n\n\n\n<p>Civica Law&#8217;s <a href=\"https:\/\/civicalaw.com\/matthew-silver\" data-type=\"URL\" data-id=\"https:\/\/civicalaw.com\/matthew-silver\">Matt Silver <\/a>and <a href=\"https:\/\/civicalaw.com\/daniel-k-ohl\" data-type=\"URL\" data-id=\"https:\/\/civicalaw.com\/daniel-k-ohl\">Daniel Ohl<\/a> worked closely with the City of San Clemente to help obtain compliance from the property owner. As always, the City\u2019s goal was to have all the violations of law correct, and, ideally, save the City thousands of dollars in litigation expenses.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Lawsuit Filed, Settlement Obtained<\/h2>\n\n\n\n<p>With few options available, a lawsuit was filed in May 2022. Through the legal process, a compliance agreement was eventually reached, and the property was cleaned up and in compliance by March 2023. &nbsp;The owner demolished the gas station and reimbursed the City of San Clemente its costs related to the nuisance abatement process.&nbsp; By reaching a compliance agreement, the City and its taxpayers saved thousands of dollars in potential future litigation expenses.&nbsp; Here, the City obtained compliance while saving funds: a perfect combination.<\/p>\n\n\n\n<div style=\"height:25px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<div class=\"wp-block-advgb-image advgb-image-block full-width advgb-img-837a3ef0-9106-499d-aab5-5a6490712cce\" style=\"background-image:url(https:\/\/civicalaw.com\/wp-content\/uploads\/2023\/04\/422-avenida-de-la-estrella-before.png);background-position:50% 50%;height:500px;width:500px;justify-content:center;align-items:center\" data-image=\"https:\/\/civicalaw.com\/wp-content\/uploads\/2023\/04\/422-avenida-de-la-estrella-before.png\"><a class=\"advgb-image-overlay\" style=\"background-color:#000\" target=\"_blank\" rel=\"noopener noreferrer\"><\/a><h4 class=\"advgb-image-title\" style=\"color:#fff\">422 N.
