An abandoned Richmond single-family residence earned its reputation for being a long-time epidemy of code enforcement violations. This residence experienced extreme lack of maintenance which resulted in overgrown vegetation, trash dumping, and transient trespassing. To top it all off, this property had sustained multiple fires – with the last one being the largest – leaving the residence burned and unsalvageable. Due to its severe dilapidation, the building required immediate demolition.
Before
The City and Civica Law tracked down the property owners to find they are deceased. This property can be considered an “Orphan Property” due to missing or deceased owners. Given this situation, we searched for an heir or interested party to take responsibility, but to no avail. That’s where the City was obliged to appoint a receiver to remediate the property via demolition.
Additionally, this orphan property was a multi-parcel property which can make it less appealing to buyers. However, this now large 6,000 sq. ft. vacant lot was fortunate to receive multiple bids over the lot price, which helped the City obtain full cost recovery. The new owners plan to make the lot useful, keep in compliance with Richmond building & safety ordinances, and increase the neighborhood’s property values.
